Primary Purpose of the Position:
Based in Owings Mills, Maryland, the incumbent will provide Facilities Planning & Design support, inclusive of strategic space planning; space planning & management; project management, relocation management and furniture and asset management, to our growing employee population based in the Maryland area. Leverages both internal and external skills and resources to effectively develop and lead programs and projects that have significant and strategic importance to the firm, often driving budgets in excess of $1M.
Principal Responsibilities:
1. Support the pre-project planning & design activity, including programming; blocking & stacking; schematic design; budget development. Ensure that projects, programs and plans are congruent with customer requirements.
2. Prepare plans for the reconfiguration, renovation and construction of interior & exterior spaces; preparing budget estimates for capital projects and assisting in the determination of project scope based on customer requirements; meeting with architects, engineers, project managers and contractors to plan, design, construct, and occupy new spaces.
3. Develops and manages detailed project schedules and budgets. Coordinates all other T. Rowe Price service groups and their vendors (scheduled by that group), Facilities Planning & Design (FPD) vendors, and FPD staff as required to meet these. On large projects, works with construction manager to incorporate construction, IT, and architect's schedules into overall project schedule.
4. Translate business plans into space requirements, ensuring the effective utilization of the Firm's space and real estate such that Business units have the right quantity, configuration of space and in the right location to support their missions.
5. Develops and implements effective workplace strategies, introducing industry recognized best practices such that the Firm's brand is apparent in the work setting and employee retention and attraction is maximized. For example, incumbent may recommend new products, services and features as appropriate when building new space or revamping existing.
6. Proficient with the use of facility aided technology applications (i.e., AutoCad; Aperture). Strives to automate process and tasks as a means to more effectively deliver services and manage the business of the FPD group.
Qualifications:
*College degree and 1 year of related work experience, or Associate degree and 3 years related work experience, or High School diploma/equivalent and 5 years related work experience
*Excellent verbal and written communications skills
*Proven track record of meeting demanding project deliverables.
*Knowledge of furniture systems and specifications.
*History of achieving high customer satisfaction.
*Possess broad knowledge of Planning, Design, Construction & Project Management in a Corporate environment.
*Capability to manage client expectations and anticipate needs.
*Familiarity with building, ADA, LEED, and OSHA and other related regulatory requirements in various municipalities.
*Possess skills to plan, propose, and manage Facilities projects, including the management of budget and schedules.
*Working knowledge of Computer Aided Facility Management applications and the benefits of applying technology towards the delivery of Facilities Management services.
*Actively participates in a team and customer service environment
*Directs various professional service providers and vendors (i.e., design firms, furniture dealers, and general contracting companies)
*BA/BS in Facilities Planning, Interior Design, or similar, with 6+ years of holding increasingly responsible positions
*CFM, IIDA or equivalent professional certification a plus
